 THE HOOK
Here's a test.
Read these two listing descriptions and notice which one makes you feel something:
Version A:
3 bed / 2 bath. Updated kitchen. Hardwood floors. 2-car garage. Close to schools. Move-in ready.
Version B:
Mornings start differently in this house. The kitchen catches the light just right, the coffee's
always on the counter — and by the time you're done, you haven't thought once about your
commute because the elementary school is literally two blocks away. Three bedrooms, two
baths, hardwood floors throughout, and a garage that actually fits two cars and a bike. It's ready
when you are.
Same house. Same facts. Completely different feeling.
Version A is a spec sheet. Version B is a home.
Most agents write Version A — not because they lack the skill, but because they're writing 10
listings a month and don't have time to craft copy for every one. So they list the features, hit
publish, and hope the photos do the work.
ChatGPT closes that gap in about 5 minutes. Give it the facts, tell it who the buyer is, and it
writes the kind of description that makes people actually want to walk through the door.
Here's exactly how.
THE TOOL: ChatGPT
Cost: Free at ChatGPT.com | Time to first result: Under 5 minutes
ChatGPT is a natural fit for listing descriptions because great copy is about storytelling — and
that's what it does best. The key isn't just dumping your MLS data into it. The key is framing the
prompt around the buyer, not the property.
When you write for the property, you get: "Featuring granite countertops and stainless steel
appliances."
When you write for the buyer, you get: "The kitchen's been done right — granite counters,
stainless appliances, and enough prep space that you might actually use that InstantPot you've
been meaning to try."
One feels like a brochure. One feels like someone who knows the house.
Here's the 3-step process:
1. Go to ChatGPT.com (free, no credit card needed)
2. Paste the prompt below — fill in the brackets with your actual listing details
3. Read the draft, make it sound like you, and post it
⚡ THIS WEEK'S COPY-PASTE PROMPT
Write a listing description for the following property. The goal is to
make a potential buyer feel what it would be like to live there —
not just list the features.
Property details:
- Bedrooms / Bathrooms: [e.g., 3 bed / 2 bath]
- Standout features: [e.g., updated kitchen, big backyard, original
hardwood floors, finished basement]
- Location highlights: [e.g., walkable to downtown, top-rated school
district, quiet cul-de-sac]
- Price range: [e.g., listed at $389,000]
- Likely buyer: [e.g., young family, first-time buyer, downsizing
couple, remote worker who needs a home office]
Write two versions:
1. A short version (under 100 words) for MLS / Zillow
2. A longer version (150–200 words) for social media or the web listing
Tone: warm, specific, human. Avoid clichés like 'move-in ready',
'nestled', 'boasts', and 'charming'. Make it feel like a real person
who loves this house wrote it.
📧 EXAMPLE OUTPUT
Here's what ChatGPT produced when we ran this prompt for a 3/2 starter home in a suburb outside Columbus — $374,000, updated kitchen, big backyard, school district is the main draw:
Short version (MLS / Zillow): T
his one checks every box — 3 bedrooms, 2 baths, a kitchen that's actually been updated, and a backyard the kids will claim as their own within 20 minutes of moving in. The school district is the best in the area, and the neighborhood is the kind where you know your neighbors' names. $374,000. Ready when you are.
Longer version (social / web):
The backyard sold it. That's what every family who tours this house says — they step out the back door and just stop. There's a patio, room for a playset, and enough space that nobody's fighting over where to put the grill. Inside, the kitchen has been fully updated (new everything), and the layout keeps everyone connected whether you're cooking dinner or doing homework at the island. Three bedrooms, two full baths, original floors in the living area. The primary is at the back of the house — quiet, away from the street. And the schools? Rated among the top five in the county. Priced at $374,000, this one won't sit. Call before the weekend. Two strong drafts. Real-sounding, specific, no buzzwords. ChatGPT wrote both in under 60 seconds — you edit in two minutes and post.
📈 THE RESULT
Danielle, a listing agent in suburban Nashville, started using this workflow in January after feeling like her listing descriptions were sounding robotic. She'd been doing real estate for six years but always dreaded writing copy — "I know the houses, I just couldn't make them sound good on paper."
She started running every new listing through ChatGPT before publishing to the MLS and her social channels. Within two months, she noticed something: her listings were getting more saved on Zillow, and she was getting showing requests from buyers who hadn't been referred by anyone — they just found the listing online.
One buyer told her agent: "The description made it sound like exactly what we were looking for. We had to see it."
That house closed 11 days after listing.
"It takes me five minutes now," Danielle said. "And I actually feel good about what I'm putting out there."
